Abstract

Modern investment and construction activity, as an anthropotechnical system, is characterized by constant changes in external and internal factors. In this regard, in order to achieve the set strategic development goals, there is a need for permanent adaptation to changing conditions, which can be achieved through regulatory influences on the part of the subject on the object of management. Such impacts are characterized by their direction, intensity and volume, which indicates the validity of the application of logistics methodology in this subject area. The article deals with the main theoretical provisions of the logistics of regulatory impacts in the investment and construction sector.

Abstract

The introduction of scientific developments into real production has been and remains a serious problem. To date, there are many scientific developments devoted to the activation of innovation in construction. However, in an unstable external and internal economic environment, the use of innovative technological solutions and methods of organization is risky, since it requires serious investments and a certain payback period, i.e. funds diverted from circulation or "conditionally frozen". It is obvious that the process of mutual convergence of science and practice is one of the characteristic features of our time and the role of a kind of transformer and a link between science and practice is designed to perform engineering. The formation of such an approach to the organization of innovative activities in construction will require the complex fulfillment of certain conditions for the creation, operation and development of systems of practical significance on the basis of science-based activities.

Abstract

During the construction or reconstruction of buildings and structures in conditions of dense urban development, it is necessary to perform geotechnical monitoring of buildings of the surrounding development in order to determine the compliance of forecast and actual precipitation values and their relationship to permissible regulatory values. [1, 2] The accuracy and cyclicity of geodetic measurements should be carried out in accordance with the requirements of SP 22.13330.2011  Foundations of buildings and structures. Updated version of SNiP 2.02.01-83*. The need to perform geotechnical monitoring is also due to the timely detection of unacceptable additional precipitation of surrounding buildings and to prevent the development of defects and deformations caused by these precipitation. Due to the regular cycling of monitoring, it is possible to predict the increase in additional precipitation or their stabilization. In case of an increase in additional precipitation of buildings of the surrounding development to the maximum permissible values and the presence of a forecast of its further increase, it is necessary to carry out measures for their geotechnical protection. In case of stabilization of additional sediments of surrounding buildings, the implementation of geotechnical protection measures is not required, which in turn does not entail additional financial and time costs during construction. The article provides an example of performing geotechnical monitoring at a reconstruction facility in conditions of dense urban development. The results of its execution are given. The analysis of the occurrence of additional sediments of surrounding buildings was carried out. The necessity of carrying out geotechnical protection measures has been determined. The economic efficiency of performing geotechnical monitoring at this facility is given. The results of the study can be useful when performing geotechnical monitoring at other facilities in conditions of dense urban development, as they show that the occurrence of additional precipitation of buildings of surrounding buildings can not always be caused only by construction work. And in case of timely stabilization of additional sediments, additional financial and time costs can be avoided, thanks, among other things, to the results of geotechnical monitoring.

Abstract

In the present, there is a transition in the organization of investment and construction activity management from traditional forms to innovative ones, which as well include engineering and the management scheme. This is primarily due to the complication of the processes  of both preparation and implementation of capital investments, an increase in the number of participants in investment and construction activities. In order to achieve certain effects from the use of the engineering scheme of construction management, it is necessary to use life-cycle contracts, which can become the genesis for the use of innovations in construction, since they are conceptually based on the motivation of performers in the introduction of new building materials and technologies.

Abstract

The presence of an innovative vector is currently the main condition that allows accelerating the development of the national economy, improving the standard of living of the population. On the other hand, the intensification of international integration phenomena, which find expression in the processes of globalization, has caused an aggravation of technological rivalry, and it’s a common knowledge that its basis is constant innovative renewal. A promising direction for the implementation of the innovation process in construction companies may be the use of organizational schemes based on the «spin-off» technology. This technology assumes  a qualitative change in the subjects of activity by means of a gradual organizational transformation of the results of scientific research conducted in a construction company through the implementation of a scientific and technical project first, then an innovative project and at the final stage of the formation of an independent venture company.
